The Builder-Led Documentation Difference

Our director holds an NSW Residential Builder Licence and a Class 2 Builder Licence. He has personally built projects across NSW โ€” and seen the damage caused by drawing packages that look right on paper but don't account for structural reality, construction sequencing, or buildability.

When he produces your DA documentation, he's asking: Can this be priced accurately? Will this require structural compromises on site? Does this scheme stack up against the council's DCP controls?

That question โ€” asked at documentation stage rather than during construction โ€” is the difference between a project that delivers on its budget and one that doesn't.

What We Document

๐Ÿ˜๏ธ

Duplex & Dual Occupancy

DA documentation for dual occupancy on standard residential lots. CDC and DA schemes. Party wall, boundary setback, and council DCP compliance from day one.

๐Ÿ™๏ธ

Townhouse & Multi-Dwelling

2โ€“10+ unit townhouse documentation packages. SEPP Housing Code schemes, council DA packages, with construction economics built in from concept stage.

๐Ÿซ

Childcare Centres (Class 9b)

Purpose-designed DA documentation for childcare centre approvals. Class 9b BCA compliance, outdoor play area, acoustic, and transport compliance.

๐Ÿก

Custom Dwellings

High-quality residential documentation for single dwellings. Heritage areas, bushfire zones, constrained lots โ€” with structural and planning complexity resolved.

๐Ÿ”ง

Alterations & Additions

Extensions, secondary dwellings, dual occupancies on existing residential properties. Documentation that works with existing structures โ€” not against them.

What's Included

Our documentation engagement covers the full scope from initial analysis through to DA-ready or CDC-ready lodgement packages.

  • Site and context analysis
  • Scheme development with client review
  • Design development to DA-ready or CDC-ready standard
  • Full DA drawing set: site plan, floor plans, elevations, sections, shadow diagrams, landscape plan coordination
  • NCC and DCP compliance confirmation
  • BASIX coordination
  • Structural engineering coordination
  • Council pre-DA strategy and lodgement-ready documentation

Built in Revit (BIM)

We work in Revit for all residential and commercial projects. BIM-based documentation means spatial coordination is resolved in the model before drawings are produced โ€” fewer conflicts, more accurate packages.

Why this matters for you

3D coordination in Revit means your structural engineer, hydraulic consultant, and builder are all working from the same model. Fewer RFIs. Fewer surprises. Faster construction.

How It Works

01

Site Analysis & Brief

We review the site, council controls, and your project brief before any documentation begins. No hours are committed until planning parameters are confirmed.

02

Scheme Development

Initial schemes presented for your review. Builder's cost estimate discussed at this stage โ€” you know what the scheme will cost to build before committing to full documentation.

03

Design Development

Preferred scheme refined to DA-ready detail. All consultant scope briefed and coordinated. Structural, hydraulic, and landscape consultants engaged and reviewed against the scheme.

04

DA Documentation Package

Full drawing set and supporting documents prepared to council standard. Lodgement-ready package assembled. If you engage R2G for approvals management, we take it from here.

"When your documentation team has never built anything, the risk stays on the building contract. When your project director is a licensed builder, the risk is resolved at the drawing board."

Documentation that holds up in the field

Our director reviews every drawing set as a licensed builder before it leaves the office. If a detail can't be built efficiently, it gets resolved before lodgement โ€” not after approval.

Frequently Asked Questions

Can I use R2G for documentation only, without the DA management?

Yes. We can provide drawings-only. However, the best outcomes come from keeping documentation and approvals under one roof โ€” the team that produced the drawings knows how to defend them at council.

Do I own the drawings?

The engagement terms include intellectual property provisions. You own the right to build from the approved drawings. Confirm specific IP terms at time of engagement.

What software do you use?

We work in Revit (BIM) for all residential and commercial projects. BIM coordination ensures drawing set consistency and simplifies consultant coordination throughout the approval process.
