Building Inspections
Most building inspectors work from a compliance checklist. Our director works from 22 years of site experience and a structural engineering background.
A standard building inspector checks visible items against a checklist. A good building inspector catches structural issues, construction quality problems, and compliance gaps before they become defects.
Our director holds an NSW Residential Builder Licence and a Diploma of Engineering (Structural). When he inspects a frame, he understands the structural load path. When he identifies a defect, he understands how it was caused and what it will cost to fix.
Six inspection types — from frame stage through to targeted defect assessment.
Inspection of the structural frame before cladding commences. Checks: timber species and sizes, framing connections, bracing installation, lintel and bearer sizing.
The most important inspection — structural issues are cheapest to fix at frame stage.
Inspection before external cladding is completed. Checks: waterproofing installation, window and door flashing, external drainage, and pre-lockup NCC compliance.
Comprehensive inspection at handover. Checks: all finishes, fixtures, fittings, mechanical systems, council conditions of consent, and outstanding defects.
Targeted inspection for identified or suspected defects. Provides a written report on cause, risk level, and recommended rectification method.
In-depth structural assessment for complex or high-risk situations — non-standard structures, suspected non-compliance, pre-purchase structural evaluation.
Frame + Pre-Lockup + Practical Completion as a combined package. Single engagement, single inspector, consistent oversight across the build.
Best value for complete construction oversight.
Report within 24–48 hours
Inspection report delivered within 24–48 hours of site visit.
Same-week scheduling
Same-week scheduling where possible — we understand construction timelines are tight.
Single-document report
Site visit findings and written report delivered together in one document.
A written inspection report with observations, photographs, compliance assessment, and — where defects are identified — a recommended rectification approach. Typically delivered within 24–48 hours.
Documented findings from the site inspection, recorded stage by stage with reference to the approved drawings and NCC requirements.
Site photographs with annotations identifying the location and nature of each item, keyed to the written findings.
Assessment of the work inspected against the approved drawings, conditions of consent, and applicable NCC provisions.
Where defects or non-compliances are identified, a recommended rectification approach — based on 22+ years of construction experience, not just a compliance checklist.
Is an R2G inspection a certifier's inspection?
No. R2G building inspections are independent quality and defect reports — they are not mandatory statutory inspections. Certifier inspections are a separate process.
Can R2G inspect a property I'm considering buying?
Yes. A pre-purchase structural inspection by a licensed builder with structural engineering credentials is significantly more comprehensive than a standard pest and building inspection.
What do I receive after the inspection?
A written inspection report with: observations, photographs, compliance assessment, and — where defects are identified — a recommended rectification approach. Typically delivered within 24–48 hours.
